Brownfield Redevelopment

Project Spotlight:  Brownfield Redevelopment of Commercial Property in North Carolina

A real estate developer was evaluating properties to be developed into a commercial retail location.  Rather than develop on a Greenfield site, the client wanted to re-develop on existing Brownfield site that was formerly used as a gas station.

AquAeTer conducted a Phase I Environmental Site Assessment (ESA) which identified the possibility of unknown underground storage tanks (USTs) on the subject property.  AquAeTer was then asked to conduct a geophysical survey and collect samples to identify previous locations of the potential USTs on-site. The investigation revealed a total of nine USTs that needed to be removed from the subject property.

AquAeTer notified the necessary regulatory authorizes and outlined a plan for removing the USTs and remediating the site.  As part of the site preparation, AquAeTer completed the necessary closure reporting, and our client was able to continue the re-development of the property as scheduled.  The site has since been developed into a viable retail business that provides a benefit to the community and other businesses in the area.

AquAeTer provided the following services to its client for this sampling and reporting project:

  • Phase I Environmental Site Assessment
  • Geophysical Survey
  • Asbestos Inspection
  • Phase II Investigation
  • Asbestos Abatement
  • Phase III Site Remediation / UST Closure
